Form Condos is a new mixed-use condominium development currently in pre-construction at 36, 40, 46, 48, 50, 52, 56 and 60 McCaul Street and 10 Stephanie Street in Toronto, Ontario by Tridel and Osmington Inc. It is a proposed 14 storey building with 184 dwelling units designed by architectsAlliance.
Form Condominiums will be located on the west side of McCaul Street between Grange Road and Stephanie Street. There will be a proposed 3-storey (14 metres) private art gallery 1,549 square metres located on the northern portion of the site and the 14-storey (45.65 metres) residential building will be located on the southern portion of the site. This new development site is just situated just to the south of OCAD University as well as the Art Gallery of Ontario. Form Condos will have 189 proposed residential suites of which 100 will be 1-bedroom units, 64 will be 2-bedroom units and 20 will be 3-bedroom units. Total gross floor area is 13,087 square metres.
The redevelopment involves the demolition of the existing buildings on the subject site in order to develop the new private art gallery and the mid-rise residential building. This building will step down to 11 storeys on the northern end and will include three townhouses fronting onto Stephanie Street. The upper three storeys will have a smaller floorplate that will also be angled from the floors below. The ground level will contain 368 square metres of indoor amenity space, the property management office and the residential lobby. There will be about 381 square metre of outdoor amenity space located on the roof of the 11th floor. Residential units will be from floors 2 through 14. Three levels of underground parking are proposed located on the west side of the building for 91 vehicular parking spaces of which 75 are for the residents and 16 are for visitors. There are also 211 bicycle parking spaces of which 169 are for residents and 42 are for visitors.
